Speak to a mortgage broker, you will need an Aip to show the estate agent you find your home through. This will take about 1 hour and you will have the Aip straight away.

Get a solicitors quote, get a quote as this will help you with the budget planning. if you use our solicitors local-lawyers you will get the quote and will also get the option of both a budget planner and an online document store for the documents you will need to send to the Estate Agent. These Documents are the AIP, solicitors details, ID and proof of deposit you can just then log on enter your Estate agents details and we can send the documents securely to the Estate Agent.

Offers, I have been an estate agent since 2002 and always say if the first offer is accepted you have paid too much, make a lower offer but don’t be silly anything more than 5% off (unless you have a real reason) you will just turn the owner against you. Normally the agent will give you info on an acceptable offer after the first offer on the property i.e. the owner said no but will take x. r been burgled and why are they moving!

Instruct both the solicitor and mortgage broker. Really important bit if you want the sale to go through quickly you are going to need to pay the search fees at the same time you sign up for your mortgage. The local search (done by the local council will take around 4 weeks to come back) they also check flood risks, local planning applications and other environmental issues in the vicinity.

Get out viewing, this is the best part of buying property get out look at a number of homes and then shortlist the ones that you want to review. Second viewings are really important, do a list of questions you want the answers too we always recommend the following questions too, Boiler age, is it serviced, chain are they looking for another home, what are the neighbours like, have they ever been burgled and why are they moving!
